Actually I'm thinking of moving again, back to a condo. 75% of my community is vacant and foreclosed, and the lack of dues being paid to the HOA is showing - the place looks like crap, the gate has been broken for two weeks, houses are getting vandalized. Even if I sell the house at market value I'll still net enough for a down on a condo in a better part of town. We'll see.

That's a shame - my sister in law walked away from her place in north vegas a year ago. Nice house but the area was getting hit hard. Anyhow, the worst part is that it's in her dad's name and he is still making the payments because he doesn't want the foreclosure on his credit.
Aren't half the casinos on the strip half hotel and half condos now? I thought it would be pretty cool to have 24 hour services in the building you live in.
I bet you could get into a nice condo at a great price right now.

most of the properties put up the last couple years have dedicated condo floors, but I'd rather have a place in Summerlin. I used to live at One Queensridge Place, but highrise living is exhausting, lol. I also want an attached garage, very important.

actually, I saw a place at trop and the 215. that's about as far south as I'll go I think.

Damn. 78k for a condo with a garage? In (near) Vegas. Damn. That would be 115 here at the lowest. 78k buys you a 30 year old, 1 bedroom in a sketchy neighborhood with a crowded parking lot.
Sorry to hear your taking down the big tank, but at least it sounds like you're moving on to greener pastures. I assume you'll keep the little tank going?

I can't believe a 2 BR condo is only $74,000. Here in CT it would be more like $160,000, and it still wouldn't be that nice !!!!!!!!

potential move, nothing's solid yet.
also, keep in mind that those $75k condos were selling for $200k just three years ago.
